Terms of service
These terms explain the rules for using PropIndex. Product availability and access depend on the service you select.

1. Who we are
PropIndex is operated by PROPINDEX LTD, registered in England and Wales. Company number: 17554359.
Business address: 66 Paul Street, London, EC2A 4NA. Contact: hello@propindex.co.uk.
PROPINDEX LTD is not VAT-registered.
2. Using the website and your account
The service is for adults aged 18 or over. Consumers and business users can use available services.
Provide accurate account details. Keep your password, verification codes and sign-in access secure. Tell us if you suspect unauthorised access.
Do not share an individual account or use another person’s account without permission. You must have authority to act for a business.
Website demonstrations do not create a paid account or promise access to features that are not available for purchase.
3. Property information and estimates
A listing is an advertisement. An asking price is not a sold price. Asking rent is not achieved rent.
Check the source, observation date and stated limitations. Listing status, prices and availability can change after observation.
Estimates and comparisons depend on their inputs and methods. They are not surveys, mortgage valuations, regulated advice or guarantees of income.
AI explanations can contain errors. Check important information against the supplied evidence before acting.
Obtain appropriate legal, survey, financial, tax and planning advice. We do not act as your estate agent, solicitor or lender.
4. Paid services and renewal
Before payment, the checkout must show the product, total charge, billing period, access limits and any renewal terms.
A recurring subscription renews as disclosed at checkout until cancelled. A one-off purchase does not create a recurring subscription.
Where Stripe checkout is available, Stripe processes payment. Payment confirmation, not a browser redirect alone, determines paid access.
A trial that converts to paid access must disclose the selected plan, charge date and renewal price before you agree.
Publication of these terms does not activate checkout, a trial or a product that is not available.
Material price changes apply only to future periods after notice. You can cancel renewal before a changed price applies.
5. Cancellation, faults and refunds
Cancel subscription renewal through Manage billing where available, or email hello@propindex.co.uk. Ordinary renewal cancellation keeps access until the paid period ends.
Signing out or deleting an app does not cancel renewal. Tell us about an active subscription when requesting account closure.
Consumers normally have 14 days to cancel a distance service contract. Tell us clearly by email if you wish to exercise that right.
Early supply of services or digital content requires the information and consent applicable to that supply. Account creation alone does not remove cancellation rights.
Any lawful proportionate charge for service supplied before cancellation depends on the required information and express early-start request.
Contact us about downtime, system failure, missing paid features, non-delivery or incorrect charges. We assess the problem and provide the remedy required by law.
We do not offer an unconditional money-back guarantee after substantial successful use. We may decline a discretionary change-of-mind refund after substantial credit or data use.
That policy does not restrict statutory cancellation or faulty-service remedies. Using credits does not automatically remove those rights.
Depending on the problem and applicable law, remedies can include correction, repeat performance, a price reduction or a refund.
6. One-off seller report, where available
The seller report is separate from a monthly subscription. Its purchase description and checkout set the price and purchased property.
The report is saved in your account. The 90-day interactive access period starts when the finished report becomes available there.
The saved report remains a dated record after interactive access ends, while your account remains open. It does not automatically refresh.
We prepare reports using supplied property details and available evidence. Reports needing further checks can take longer; instant delivery is not guaranteed.
Contact us if your report is missing or incorrect. Personalisation does not, by itself, remove statutory cancellation or faulty-product rights.
Providing a report does not mean a continuing 90-day service has been fully performed. The cancellation and fault protections above still apply.
7. Acceptable use and content rights
Use available information lawfully for your research or authorised internal business work. Respect source attribution and third-party rights.
Do not bypass access controls, extract data at scale, overload services, distribute malware or use information to harass people.
Do not resell datasets or republish substantial extracts without separate permission. These website terms do not grant a commercial data-redistribution licence.
Submit only material you have authority to use. Avoid sensitive personal information, credentials and payment-card details in prompts, notes and report inputs.
You retain rights in your submitted material. We process it as needed to provide and secure the features you request.
8. Availability, changes and responsibility
Maintenance and provider failures can affect availability. We may restrict access to address fraud, misuse, non-payment or security risks.
We explain restrictions where safe and lawful. Restrictions do not remove remedies for a service we failed to provide.
We remain responsible for foreseeable loss caused by our breach or failure to use reasonable care and skill.
We do not exclude liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or liability that cannot lawfully be excluded.
Nothing in these terms removes mandatory consumer rights. We identify material changes before they apply to an existing paid service.
9. Contact, complaints and governing law
Email hello@propindex.co.uk with your question, cancellation request or complaint. Describe the issue and the remedy you seek.
The law of England and Wales governs these terms. Consumers retain mandatory protections and any right to bring eligible claims in their home jurisdiction.
